Manufactured Homes Appreciation Is Strong

Our manufactured homes have long been known for affordability and quality. But new data from the Federal Housing Finance Agency (FHFA) reinforces another important point: real property manufactured homes can appreciate at rates comparable to traditional site-built homes.

According to the latest FHFA Manufactured Housing Price Index data, manufactured homes recorded the same annual price appreciation rate as site-built housing. This is an important finding because it helps challenge the outdated assumption that manufactured homes do not hold value the same way conventional homes do.

manufactured home on land, affordable housing

The FHFA index tracks manufactured homes titled as real property, meaning, in California, a 433A was filed for the manufactured home and land it sits on thus they are treated as real estate. This allows for a more consistent comparison with site-built single-family homes.

For buyers, this matters.

A manufactured home placed on owned land and titled as real property may offer not only a more affordable path to home ownership without sacrificing quality, but also the potential for long-term equity growth

While every home’s value depends on location, condition, land ownership, and local market demand, the FHFA data shows that real property manufactured homes are performing competitively within the broader housing market.

This trend also reflects the growing recognition of manufactured housing as a resilient and practical housing option. As housing affordability remains a major challenge across California, manufactured homes can provide a valuable alternative for buyers who want quality, comfort, and the benefits of real estate ownership without the higher cost often associated with traditional site-built construction.

The takeaway is simple: when manufactured homes are properly sited, titled as real estate, and maintained, they can be a strong part of the housing market, not a lesser alternative.
